Terms and Conditions

Rental
Bookings are made directly with Bulgaria Villa Ltd. and the web site „bulgariavilla.com“ at the prices advertised on this website unless otherwise agreed.

Booking
The sending of the online contact form confirms your acceptance of the terms and conditions set out below. Each booking will be confirmed by us, as soon as possible after receiving the reservation deposit and only on receipt of this confirmation by you will the booking be treated as confirmed.

You will also be advised of the balance and due date (3 months before arrival). If the booking is made less than 3 months before arrival full payment is required on booking. Confirmation and all details will be sent to the person in the group making the booking. If the full balance of the rental cost is not paid as in accordance with these booking conditions, we reserve the right to cancel your booking and cancellation penalties will apply.

Payments
Payments can be done via bank transfer or instantly via credit/debit card.

Instant payments are provieded by:

• PayPal (PayPal account required)
• Direct payments with your credit card via epay.bg . Credit cards accepted are Visa & Mastercard. No account or registartion required.

Bank account payments:

• When you make a booking request, the appropriate deposit payment must be paid within 5 working days of availability confirmation. If the required deposit payment is not received within the 5 working day period, we reserve the right to void your booking request.

Security Deposit
The payment of the rental charge confirms your acceptance to pay for any damage of any kind caused by your occupancy of the property. The cost of repairs and/or replacements will be deducted from your security deposit prior to the return of the deposit. The security deposit will be fully refundable prior your departure from the property, providing there are no claims against it. In the event of any excess damage of any kind, excessive cleaning costs or excessive use of electricity the named person on the booking form will be held responsible for all additional costs which exceed the security deposit.

Cancellations
Cancellation by you – Providing that we receive written notice (email cancellations are also acceptable) of cancellation not less than 3 moths prior to the actual booking date, the signatory will not be liable to pay the full balance. The reservation deposit will be forfeited. If the cancellation is received after 3 monthhts prior to the start of the holiday the signatory is liable to pay the full balance. If the rental charge is paid in full following canellation conditions apply:

Cancellation by us – We reserve the right to cancel any bookings providing written notice is given and any balance paid refunded. In the unlikely event that circumstances beyond our control, necessitate cancellation of the booking, we will refund any monies paid to the party leader. (Without interest, compensation or consequential loss of any kind).

Responsibilities
All guests are responsible for the care of the property and are expected to take reasonable care of it including the locking of all doors, topping up of pool water (as required), etc. At the end of the rental period, all utensils, carpets, furnishings, walls, fittings must be left clean and tidy. It is the guest’s responsibility to notify the management company immediately of any sudden equipment failure so that reasonable action can be taken to rectify the situation.

Party Size
The maximum capacity of ecah villa is stated clearly within the resp. villa description. Please contact us in advandce if your group size exceeds the standard capacity. The accommodations cannot be shared or sub-let and only the persons of your group are permitted to stay in the property. Persons under 18 years of age are not acceptable unless accompanied by parents or responsible adults.

Pets
For the safety and comfort of all our guests pets are not allowed.

Liability
The owners and the management company of the property accept no responsibility whatsoever for death, personal injury, accidents, loss or damage to persons or personal belongings however caused. The use of all accommodations and amenities including the pool is entirely at the user’s own risk. Children must be supervised by responsible adults at all times when using the pool. Glass or crockery is not permitted within the pool area. The owners or management company cannot accept any liability for any loss of rental time due to travel problem, flight delays or cancellations, industrial disputes or any events outside our control, including any form of Force Majeure. The owners and the Management Company cannot accept responsibility for the sudden failure of villa equipment but will take immediate reasonable action to rectify any such failure upon notification by the guests.

Arrival and Departure
Arrival and Departure dates and times are flexible. We give our best to make your stay as comfortable as possible.

Insurance
It is a condition of the booking that all members of the Party are covered by travel insurance which carries adequate protection against delays and cancellations, and has adequate medical insurance for Bulgaria, and for your luggage and personal belongings.

Force Majeure
The owner or the management company accept no responsibility whatsoever and no compensation or any other payment will be made if any cancellation or change to the terms of the booking becomes necessary due to war or threat of war, riots, civil commotion, terrorist activities, industrial disputes, natural and nuclear disasters, fire, flood, adverse weather conditions, building or construction in progress within the community, technical problems with transportation, closure or congestion of airports, alterations or cancellation of schedules by carriers, or any other events beyond our control.

Owners Access
The owners or their management company shall be allowed access at any reasonable time during your stay.

Law
This conduct is subject to and shall be construed in accordance with the Bulgarian laws and all parties hereby submit to the exclusive jurisdiction of those Courts.

Code of Conduct
Some of the propertieslisted on bulgariavilla.com are a part of holiday communities. The actions of all members of your party should not interfere with the enjoyment of either other holidaymakers or local residents. Please do not use the swimming pool, play loud music or engage in any activity which may cause inconvenience to your neighbors after 10.30pm or before 07.30am. In the event that any member of your party behaves in a way that is likely to cause distress, danger or annoyance to any other holidaymakers, residents of Bryastovets or damage to any property, the owners or their management company reserve the right to terminate your rental agreement immediately and forthwith. The owners or their management company will not be liable for any costs you will incur, nor shall we pay any compensation, nor make any refunds due to this action.
